Showing Essentials To Sell Quickly

It is very important that you take advantage of each and every showing your property receives. You must look at each showing as the showing that will result in the sale. It may be hard to remember that the longer your property sits on the market, but if you want to sell your home fast, you need to do the following:

BEFORE EACH SHOWING . . .

Pick Up Every Room!

Check counters, floors, halls and stairs. Straighten up or remove newspapers, magazines, mail, toys, clothing, recreation gear, valuables, glasses and dishes.

Turn On All Lights!

Especially those in closets and storage rooms. Electric lights have an amazing capability for creating an illusion of lightness, airiness and size.

Open All Drapes, Shades and Blinds even when the sun heats the house. Dark homes are more difficult to sell than a warm house. Do all that you can to create a bright and light ambiance.

Clean Air

Keep air fresh in closets, bathrooms and in the kitchen. Coffee brewing or a cinnamon coffee cake baking in the oven has a lasting, inviting effect.

Television and Radio

The television and radio should be turned off. Let the agent and the buyer talk, free of disturbances.

Fireplace

During the right time of year, a cozy fire may be just the right touch to do the trick.

Air Conditioning

If the weather is warm and sultry, have your air conditioning operating and your home cooled to a very comfortable temperature.

The Entryway

It is where the first and last impression of your home is made. Make it a good one. Check it regularly for sharpness.

Someone has just called to show the house and now all the hard work you have done to make it look good is about to pay off. You just need a few last minute touches.

Open all doors between rooms to give an inviting feeling. Turn on most of the lights, including the lamps throughout your home.

Exercise Room

If you are into working out, that’s great. But remember, those ab workouts make you sweat. You may like the smell of sweat, but your buyer wont. When you leave the house in the morning or during the day, leave it as if you know it is going to be shown. You never know when the right person is going to look at your home, so you always want to be ready for them.
